One of the main responsibilities of a building contractor is to complete a building project on time and make it fit the ideas, budget and time schedule of the clients he’s working for. Regardless of the extend of work that will be done on the house, contractors are the ones responsible for it going according to plan and if it doesn’t, informing and discussing the matter with the clients about possible changes in scheduling, budget or plans. After all, renovations are not always that easy to predict and anything can fail at any given time. The contact and discussion part of a contractors job is one of the most important skills they can have.

Contactors are also often responsible for providing all the materials. Unless the owners of the house are particular about certain things or want to be hands-on with the project, it’s the contractors duty to get paints, floors, carpets, plaster and anything that the clients ask him to. However, this particular part of the job is very dependent on the clients and their attitude towards the renovation.

Leadership and management skills

As far as the physical building work goes, a contractor doesn’t usually do things himself – he’s the one that hires subcontractors and oversees people that are skilled in particular area to get the job done. As such, he must be able to manage people, tell them what to do and make sure that all the things getting done are consistent with the plans. Also, it’s the contractors job to oversee all the documentation and legal papers concerning the building site – as a professional, he must be acquainted with all the local laws and regulations and be sure that everything that gets done with the project is being done legally.
